<br />(B) For areas annexed with the R-1 classification and for land rezoned R-1 after the <br />adoption date (6-27-13) of section 10-14-3-(B), the following area requirements shall <br />apply: <br /> An area of not less than five thousand (5,000) square feet shall be provided and maintained <br />for each dwelling. No minimum area shall be required for other main buildings, except as <br />may be required for conditional uses permitted in the zone. <br /> <br />(C) Property zoned R-1 within the City prior to the adoption (6-27-13) of section 10-14-3-(B) <br />may be permitted to apply section 10-14-3-(B) to an amended or new final plat after a <br />Conditional Use Permit hearing has been held and all persons required to be notified in <br />such a hearing have been given the opportunity to be heard. <br /> <br /> <br />10-14-4: WIDTH REQUIREMENTS: Width requirements shall be determined as listed below: <br /> <br />(A) For property annexed or zoned with the R-1 classification, prior to the adoption (6-27-13) of <br />section 10-14-4-(B), the following width requirements shall apply; <br /> <br /> The minimum width of any building site or residential building lot not previously platted or <br />subdivided according to the records of the City shall be eighty (80) linear feet (at the <br />building setback line). <br /> <br />(B) For areas annexed and zoned with the R-1 classification and for land rezoned R-1 after <br />the adoption date (6-27-13) of section 10-14-4-(B), the following width requirements <br />shall apply: <br /> The minimum width of any building site or residential building lot not previously platted or <br />subdivided according to the records of the City shall be fifty (50) linear feet (At the building <br />setback line). <br /> <br />(C) Property zoned R-1 within the City prior to the adoption (6-27-13) of section 10-14-4-(B), <br />may be permitted to apply section 10-14-4-(B) to an amended or new final plat after a <br />Conditional Use Permit hearing has been held and all persons required to be notified in <br />such a hearing have been given the opportunity to be heard. <br /> <br /> <br />10-14-5: LOCATION OF BUILDINGS AND STRUCTURES: <br /> <br />(A) Setback. All buildings shall be set back a minimum distance of thirty (30) feet from the <br />property line adjacent to any public street or from any granted easement of vehicular <br />access, except as herein provided and required under the provisions of this ordinance. No <br />auxiliary building shall be located closer to the street (or granted easement of vehicular <br />access) fronted by the main building, than the distance of the main building to the street (or <br />granted easement of vehicular access). <br /> <br />(B) Side Yards. Subject to 10-14-5(A), there shall be a side yard on each side of a main <br />building of not less than eight (8) inches for each foot of building height, except that no side <br />yard shall be less than eight feet (8). <br /> <br />1. Side yard requirements for accessory buildings shall be the same as for main <br />buildings, except those subject to §10-14-5(A). Any accessory building placed in <br />the calculated side yard of the main building shall maintain the side yard <br />requirements of the zone in which it is in.
