The work session was opened at 7:00 p.m. in the City building at 2135 South Ammon Road, Ammon, Idaho.

DISCUSSION ITEMS
1. Title 10 Review and Discussion: A proposed change in the R1 zone would allow land rezoned to R-1, and land already
zoned R-1 if approved in a public hearing, to have a lot with a minimum 50 foot frontage and 6000 square feet. Proposed clarifying
language in all residential zones would state that auxiliary buildings that meet the minimum side yard setback and the IRC
(International Residential Code) can be located at the side of the house.
Greg Hansen, Rockwell Homes suggested the City consider 50 foot minimum frontage lots so there may be some variety in a
subdivision without the lots all having the same frontage. All the changes in the R-1 zone would also apply to less restrictive
residential zones (R1-A through R3-A).
A suggestion was made to change the R1-A zone so that townhome dwelling units could be detached from adjacent dwelling
units in the rear of the building, without having to meet the minimum 8 foot side yard which caused a minimum16 feet separation
between each dwelling, by allowing a 4 foot minimum side yard along the extension of the zero lot line. The front of the dwelling
(where normally the garage would be placed) would require a minimum 12 foot common wall attaching it to the adjacent dwelling.
The review of all residential zones was completed.
