PLANNING AND ZONING COMMISSION
October 3, 1995
The meeting was called to order at 7:30 P.M. by Chairman
Mark Scrogham. The pledge of allegiance to the flag was led
by Jim Southwick.

The minutes of September 9, 1995 and September 19, 1995
were presented for approval. Jim Southwick motioned they be
approved as written. Ron Folsom seconded the motion. Voting
was unanimous. The motion carried.
The only item of business was a request for a variance
by Paul Crabtree, representing Cantlon Properties, Inc. The
variance is .to reduce the setback on the Hitt Road side from
the required thirty (30) feet setback to twenty-four (24) feet,
therefore allowing the Target store to build according to the
submitted site plan (attached).
The commission determined that there is approximately ten
or more feet from said property line to the curb of the street,
adding an additional amount to the actual distance from the
building to the curb, which would bring it to over the thirty
(30) feet.
Mr. Crabtree explained to the commission that due to the
irregular shape of the property, the necessity to align the
driveway with that across the street, the special conditions
were not caused by the applicant, and the average setback of
the proposed building is fifty-seven (57) feet. (see
application for variance attached) .
The commission discussed the request, after which Chairman
Scrogham called for a motion. Jim Southwick motioned to
recommend to City Council approval of a variance to Cantlon
Properties for locating the Anchor B store known as Target to
reduce the required setback requirement from thirty (30) feet
to twenty-four (24) feet. Ron Folsom seconded the motion.
Voting was unanimous. The motion carried.
