Minutes of the Public Hearing and Regular Meeting of the Planning and Zoning Commission:
The meeting was called to order by Chairman Greg Maeser at 6:35 p.m. in the City Building at
2135 South Ammon Road, Ammon, Idaho.

First item on the agenda was the Minutes from May I and June S, 2001. Tom Hunsaker had a
few changes to be made to the May I minutes. Ron Folsom made a motion to approve the
minutes from May 1,2001 with the changes made. Randy Waite seconded the motion. Voting
was all in favor. Ron Folsom made a motion to approve the Minutes from June 5, 2001 as
written. Elaine McGary seconded the motion. Voting was all in favor.

Second item on the agenda was a Public Hearing for a request for rezone for The Cottages.
Greg opened the Public Hearing and swore in the public present that was interested in giving
testimony. Alan Cunningham of Mountain River Engineering represented the developers. Alan
explained the reasons the developer is requesting the rezone. They would like to have smaller
required sideyard setbacks. Some of the ranch style homes that people want just don't fit on the
lots with the 20-foot sideyard setback. Vera Gillespie who lives across the street from this
development had some concerns about the smaller required side yards, and wanted to make sure
the houses would not be crammed together now. Alan Cunningham assured her that will not be
the case and that 10-foot side yards are still better than an R- I zone. Greg Maeser closed the
Public Hearing and the Commission discussed this request. Kevin Murray made a motion to
