Minutes of the Public Hearing and Regular Meeting of the Planning and Zoning Commission:
The meeting was called to order by Chairman Greg Maeser at 6:30 p.m. in the City Building at
2135 South Ammon Road, Ammon, Idaho.

Karen Anderson led the Pledge of Allegiance to the nag.
First item on the agenda was the Minutes from July 3, 2001. Greg Maeser wanted the
paragraph explaining that there was not quorum to say that they can give comments instead of
saying recommendations. Ron Folsom made a motion to accept the minutes of July 3, 2001 with
the corrections made. Elaine McGary seconded the motion. Voting was all in favor. The
motion carried.

Next item of business was a Public Hearing on a request for rezone from C-t to R-tA for the
southwest 140' of Lot t, Block 2, Hiller Addition. Chairman Maeser opened the Public
Hearing and swore in LaRall Kent and Alan Cunningham. Alan Cunningham of Mountain River
Engineering represented LaRall Kent the owner and showed the Commission the original Plat
and the explained that they were wanting to put another Townhouse or the southwest comer of
the property to be inline with the one across the street on Cabellaro Drive. Elaine McGary
questioned why rezone a lot from Commercial to R-1A because you can build a townhouse on a
Commercial lot. Alan explained that they are requesting a rezone for resale and because a bank
will not loan for a residential building in a commercial zone. LaRall felt it would be a nice
compliment to the existing townhouse. Ron Folsom reminded LaRall Kent that there is a
landscape ordinance now. Greg closed the Public Hearing and the Commission discussed this
request. Karen Anderson made a motion to recommend to City Council approval of this request
