10-36-1: GENERAL OBJECTIVES AND CHARACTERISTICS OF ZONE: The objective in
establishing a LC/PB, Light Commercial and Professional Business Zone is to provide for
professional offices and small light commercial business adjacent to or near residential zones.
Usually this zone would be in areas along arterial roadways that may be surrounded by or very
near single family residential zones. This zone is characterized by uses that generate relatively
moderate traffic volume and a wide variety of building types. The nature of this zone would
normally lend itself to parcels of property in size of one (1) to five (5) acres although this could
vary by location of property and adjacent residentially zoned properties.
In order to accomplish the objectives and purposes of this ordinance and to promote the
characteristics of this zone, the following regulations shall apply in the LC/PB Light
Commercial/Professional Business Zone.
10-36-2: ALLOWED USES: The uses allowed (or permitted by conditional use) within this
zone shall be those listed in the table of allowed uses in 10-5-26 of the Ammon City Code. O nly
uses designated as allowed or permitted, or reviewed by the Planning Commission and
determined by the City Council to be similar to designated allowed or permitted uses
shall be allowed or permitted within the LC/PB zone.
The following restrictions apply to uses within this zone:
(A) Subject to item (C) of this section, no use designated as allowed or permitted within this
zone shall exceed 5000 square feet per unit. A unit consists of all rooms within a building
that can be accessed from one or more of the other rooms within the unit without having
to pass through a door to the exterior and without having to pass through a door to a

common hallway such as found in a mall. Each unit within the building shall be required
to meet individual business license requirements and shall include separate utility
services.
(B) Buildings with multiple units and adjacent buildings separated by zero lot lines are allowed
subject to item (A) of this section.
(C) Professional Business within this zone shall be allowed to exceed 5000 square feet when
not within any structure containing any other allowed use.
(D) No restaurant with a drive through window shall be allowed.
10-36-3: AREA REQUIREMENTS: There shall be no minimum or maximum lot size
requirements for any individual lot within the LC/PB Zone, except as required for setbacks,
required buffers, and off-street parking spaces.
10-36-4: WIDTH REQUIREMENTS: There shall be no maximum or minimum frontage width
requirements for any individual lot in the LC/PB Zone.
10-36-5: LOCATION OF BUILDING AND STRUCTURES:
(A) Setback. All buildings shall be set back a minimum distance of thirty (30) feet from
the property line adjacent to any public street, except as herein provided and
required under the provisions of this ordinance.
(B) Side Yards. There shall be no side yard requirement, except for those required by
setback from public streets or for required buffering.
(C) Rear Yard. There shall be a minimum twenty-five (25) feet for all buildings from
the rear property line from any structure within this zone where it abuts a residential
zone. This rear yard may include the required buffering as part of the calculated
setback. On property where the rear property line abuts only another commercially
zoned property, no rear yard shall be required.
10-36-6: HEIGHT REQUIREMENTS: Maximum building height is subject to the Fire
ection.
10-36-7: SIZE OF BUILDINGS: There shall be no requirements as to the size of buildings.
10-36-8: BUFFERING: Any property adjacent to any single family residential zone shall
meet the following buffering requirements:
(A) A minimum six (6) foot high site obscuring fence built of vinyl, wood, block, pressed
concrete or similar fencing material (approved by the City Engineer) shall be
installed at the boundary line of property located within this zone.
(B) A minimum ten (10) foot wide landscape strip shall be installed in conjunction with
the buffering fence in item (A) of this section. Trees shall be included in all

landscaping required in this section. Landscape watering shall be provided into all
buffering areas required by this section.
(C) Requirements of this section shall be installed along the entire boundary(s)
bordering any single family residential zone prior to or in conjunction with the first
building permit issued within a plat or approved site plan in this zone. No final
certificate of occupancy or business license shall be issued until all requirements
of this section have been met.
10-36-9: SUPPLEMENTARY REGULATIONS: Title 10, Chapter 5, Supplementary
Regulations, shall apply to the LC/PB Zone.
10-36-10: SPECIAL PROVISIONS:
(A) All commercial sanitation dumpsters shall be required to be stored within a fenced
site which shall be a sight obscuring enclosure constructed of block fencing or
similar as approved by the City Engineer.
(B) No outside storage of merchandise other than that merchandise which may be
displayed daily and moved into the building at closing shall be allowed.
(C) No dust, odor, smoke, vibration or intermittent light, glare, or noise shall be emitted
which is discernible beyond the premises, except for normal residential activities
and movement of automobile traffic.
(D) In most cases, access to developments within this zone will be limited to the
adjacent collector or local street with no direct access to an arterial street being
allowed.
(E) The location of any access into a development required from a local or collector
street shall be located outside of any required buffer and at the furthest point from
the arterial roadway as feasible as determined and approved by the City Engineer.
(F) Revolving, animated or roof signs shall be prohibited within this zone. No pole
sign shall be allowed except along the frontage of an arterial roadway and shall be
no closer to an intersecting local or residential collector street than the required
thirty (30) foot building setback from the local or residential collector.
(G) In addition to any other landscape areas required by this City Code, there shall be
a thirty (30) foot landscaped area along the frontage of any local or residential
collector street for the entirety of the development. EXCEPTION: Any required
access from a local or residential collector street shall be allowed to cross
landscape areas.
(H) No more than eighty percent (80%) of a lot may be covered by buildings, parking
spaces and drive aisles. The balance of the property must be landscaped per the
requirements of §10-5-24.
