<br /> <br /> <br />CHAPTER 12 <br /> <br />RP RESIDENCE ZONE <br /> <br />10-12-1: General Objectives and Characteristics of Zone <br />10-12-2: Use Requirements <br />10-12-3: Area Requirements <br />10-12-4: Width Requirements <br />10-12-5: Location of Buildings and Structures <br />10-12-6: Height of Buildings <br />10-12-7: Size of Buildings <br /> <br /> <br />10-12-1: GENERAL OBJECTIVES AND CHARACTERISTICS OF ZONE: The objective in <br />establishing the RP Residence Zone is to encourage the creation and maintenance of residential <br />areas within the City which are characterized by large lots at least twelve thousand (12,000) square <br />feet on which single-family dwelling units are situated, surrounded by well-kept lawns, trees and <br />other plantings. A minimum of vehicular and pedestrian traffic and quiet residential conditions <br />favorable to family living and the rearing of children shall also be characteristic of this zone. No <br />single lot, regardless of the status of platting in the RP Residence Zone shall contain more than one <br />dwelling unit, except as specifically allowed by this Title of the City code. This zone falls under the <br />low density designation and does not allow density that will exceed 2.5 living units per acre. <br /> <br />In order to accomplish the objectives and purposes of this ordinance and to promote the <br />characteristics of this zone, the following regulations shall apply in the RP Residence Zone (see also <br />§10-5 Supplementary Regulations to Zones, §10-7 Special Provisions Applying to Miscellaneous <br />Uses, and §10-29 Subdivision Regulations and §10-37 District Use Matrix). <br /> <br /> <br />10-12-2: USE REQUIREMENTS: In addition to residential uses the following uses shall be <br />permitted in the RP Residence Zone: <br />(A) Churches, when approved by the Board of Adjustment as a conditional use, but not including <br />temporary revival tents or buildings, and not including night lighting for outdoor recreational <br />purposes, except when permitted under the term of paragraph 10-7-8. <br /> <br />(B) Public and parochial schools and public and semi-public use, when approved by the Board of <br />Adjustment as a conditional use, as set forth in paragraph 10-7-2. <br /> <br />(C) Public utility buildings and structures, when approved as required. <br /> <br />(D) Cemeteries, when approved by the Board of Adjustment as a conditional use. <br /> <br /> <br />10-12-3: AREA REQUIREMENTS: An area of not less than twelve thousand (12,000) square <br />feet shall be provided and maintained for each one-family dwelling and uses accessory thereto. <br /> <br />Page 1 of 3 REVISED 01-28-2020 <br /> <br />
